Developer construction update, June 2026. Ours is the tower with the crane on the left; the dark building on the right is a neighbouring project.
This is the first Georgian hotel of an international five-star brand, and the unit you buy is a room inside it. The operator runs the hotel, fills it, cleans it and bills the guest. You own the room, take half the revenue it earns and do nothing else. No tenant to find, no fit-out to commission, no furniture to buy: the room is delivered turnkey and goes straight into the hotel inventory.
First line means this: the beach starts where the site ends.
Developer's projected model for a 30 m² room, price list of June 2025. Rooms on sale now start at 33.9 m² and $173,115, and the yield below does not apply to them.
Terms as of 1 August 2026: 10% on signing, 50% spread over twenty-one months to November 2027, and the final 40% in June 2028, six months after the hotel opens. Discounts are negotiated case by case against the payment plan and the size of the ticket.
Casino, restaurant, rooftop bar, indoor and outdoor pools, pool bar, spa and gym, private beach, business lounge, conference hall, wine boutique and cigar lounge, gardens, parking.
Every one of those is a reason a guest books the room instead of an apartment down the road, and that is what your half of the revenue is built on.
Developer rendering, the current version of the facade.

July and August 2026: the frame reached the top floors.
Left: the tower today, from the developer webcam on 15 September 2026, the frame is up and the facade is going on. Right: the mock-up room on site in April 2026, shot on a phone and still being checked, not a finished room.
Lowest price in each type from the developer price list of 5 October 2026. All rooms are turnkey.
From $173,115. 33.9 m², floor 9.
From $280,865. 49.5 m², floor 13.
No two-bedroom rooms are on sale now.
Room types from the developer list: area and layout. We send the price and available rooms with your enquiry, and "I want this room type" fills in the type.
A five-star resort complex on the Black Sea in Gonio: a private beach, an outdoor and an indoor pool, a spa with a gym, restaurants and a rooftop bar. Over 500 rooms with panoramic views, the largest hotel complex of this class in Georgia. Handover is Q4 2027; today this is still a building site.
Developer rendering. The whole complex: the beach, the pool by the entrance, the park with the kids' zone and the tower with the hotel.
Everything below is promised by the developer by handover; today it is still a building site. This is separate from the walking-distance list below: it is what is inside the grounds themselves.

A stretch of beach reserved for residents and hotel guests of the tower, without sharing it with the public.

Two pools, one open and one indoor, for swimming in any season without leaving the building.
A spa with treatment rooms and a gym in one, for residents and hotel guests who want to unwind or train without booking a spa day or a membership elsewhere in town.

A separate interactive play area for children of residents and guests, called out by name in the developer's own brochure, on site rather than across a busy road.

Landscaped grounds around the tower, for walking or sitting outside without leaving the property.

An on-site restaurant for residents and hotel guests, so a meal does not require leaving the building.
A bar on the roof of the tower with sea views, for an evening drink without booking a table across town.
A bar and lounge right by the pool, for a drink or a snack without leaving the sunbed.
A business lounge separate from the lobby, useful for guests here to work rather than only to relax.
A hall for meetings and events, useful for guests here on business rather than only on holiday.
A wine boutique and a cigar lounge on the grounds, part of the five-star amenity list rather than a corner shop.
An on-site casino, part of the entertainment on the grounds for the guests who use it.
Parking for residents with a car, both underground and at ground level, instead of leaving a vehicle on the street.
A staffed reception for check-in and day-to-day questions, the same as a hotel front desk.

OpenStreetMap data, walking times are an estimate.
